Douglas J. Boser has been a leader in the commercial building industry for over twenty-seven (27) years and commercial development since 2008. Doug’s extensive knowledge and expertise includes experience in site selection and acquisition, land planning, government approvals and lease negotiations. In addition to specializing in build-to-suit office space, including the areas of Medical, Commercial, and Institutional, Doug has also worked with a wide variety of local tenants, including Quinlivan and Hughes, Viking Electric Supply, CentraCare Square, RE/MAX Results and Process Pro. Dedicated to ensuring growth and vitality in the St. Cloud and surrounding area, Doug also remains an active community leader serving on the boards of CentraCare foundation and as a founding member of Greater St. Cloud Development Corporation.
Jim Schleper is responsible for our overall operations in the office and in the field. He offers assistance with technical financing, lease negotiations and property acquisitions as needed, as well as oversee project progress and billing processes. He remains in contact with clients during the construction project to ensure that their experience with Inventure Properties meets and exceeds their expectations.
Jim has been a Central Minnesota resident for most of his life and originally a CPA, has spent most of his career in financial or operational roles in both construction and manufacturing organizations in the area. Jim started his construction and real estate career in 1983 after spending time working for Pricewaterhouse Coopers in Minneapolis. Jim has been a proud supporter of the Central MN Habitat for Humanity Dream Circle, St. Cloud YMCA Finance Committee and served as a cabinet member with Central Minnesota’s United Way Campaign.
Aaron Foss manages the accounting functions for Inventure Properties, LLC and fourteen related partnerships. Not only does this include monthly Financial Statement and Analysis Report preparation for internal use, but also preparation of Investor Packets distributed to outside investors. He coordinates the preparation of the Year-End Financial Statements and Tax Returns with Inventure’s outside CPA firm to ensure these are prepared and distributed to all relevant parties in a timely fashion. Aaron has a Bachelor of Accountancy degree from the AASCB accredited Saint Cloud State University and brings over five years of accounting experience to the Inventure team.
With a background in the manufacturing industry, Aaron was able to quickly align with the operations of Inventure working closely with Jim in ensuring all accounting activities remain current with the company’s standards and expectations.
As Director of Facilities Management for Inventure Properties, Lee Stevens is responsible for the strategic planning and organization of all daily operations for the firm. Those duties include overseeing the general financial management and general maintenance services. In addition to facility management, Lee also serves as the owner’s representative for all Inventure development projects. The owner’s representative role is an essential link between the general contractor and the Ownership group on all developments and investments.
Lee came to Inventure Properties in 2014 with over 13 years of experience in property management. Prior to joining Inventure Properties, Lee served as Regional Property Manager for INH Companies and Investors Real Estate Trust, IRET. He earned his Bachelor’s Degree from St. Cloud State University and is an active duty military veteran of The United States Marine Corp, having served his country stateside and overseas in The United Kingdom and the Middle East before his honorable discharge in February of 2000.
Heather has been a part of Inventure Properties and Boser Construction, Inc. for approximately five (5) years. She has a degree in accounting as well as extended training in contract insurance and executive administration. As Executive Administrator, Heather assists the organization in project financing, lease negotiations and land acquisitions as well as manages ongoing property information to include surveys, lease term management and risk management.
As Design Associate for Inventure Properties, Ryan Cross’ expertise is meshing the needs, wants, and requirements of the agreement with the tenants, owners and other parties having financial interests in the project. His work with front line employees and leadership parties of the agreement supports Doug and Jim to focus on Inventure’s strategic plan knowing the details are being monitored and executed.
Ryan is the Manager of Sales & Operations for Boser Construction, Inc. and leads the firm on a day to day basis. His experience with design-build construction includes research and development laboratories, corporate offices, law offices, restaurants, breweries, hospitality, warehouse and industrial space and retail. Ryan has also begun work with speculative space and development over the past three (3) years since he joined Boser Construction and Inventure Properties.
Ryan’s previous experience includes working for a one of Minnesota’s largest design-build construction and commercial development firms at Ryan Companies in Minneapolis, MN. Ryan also spent more than five (5) years traveling and managing on-site work for the largest renewable energy contractor in the US at Blattner Energy.
