Raised on a farm in the small town of Pierz, MN, Douglas developed solid roots and a strong technical base of construction theory and experience early on. Aspiring to work around a high level of construction professionalism, Douglas turned from employee to business owner when he founded Boser Construction, Inc. (BCI) in 1996. Since its inception, Douglas has led the commercial building industry in Central Minnesota. When the recession hit in 2008, Douglas forged a new focus for BCI, uniting his first love of construction with his increasing interest in real estate. Inventure’s commercial development projects ran in the shadows of BCI until 2017 when Douglas sold BCI to shift his full-time attention to Inventure.

Today, as Founder, President and CEO of Inventure, Douglas continues to utilize his local network and trusted group of business partners, extensive knowledge in commercial construction, and his expertise in site selection and acquisition, land planning, government approvals and lease negotiations. In his tenure, he’s served a wide variety of respected local tenants, including the State of Minnesota, CentraCare Health, Kensington Bank, JLG Architects, Cherrywood Advanced Living, Chipotle, Noodles & Company, Pizza Hut, Quinlivan and Hughes, Viking Electric Supply, RE/MAX Results.

An optimist with a vision to fuel long-term growth and vitality in the St. Cloud region through commercial development, Douglas will be the first to admit his success is equal parts hard work, good timing and talented team members. Doug proudly serves on the CentraCare Foundation board and is a founding member of the Greater St. Cloud Development Corporation.

AUSTIN RUEHLE

DEVELOPMENT AND LEASING ASSOCIATE

INVENTURE PROPERTIES, LLC

Front line manager of all the project dates and details, Austin Ruehle is the Development and Leasing Associate at Inventure. He’s responsible for coordinating all the needs, wants and requirements of tenants, owners, brokers and financial partners and ensuring all necessary groups stay informed along the way. Austin supports Inventure’s leadership by assisting in the process of securing land, obtaining approvals, applying and receiving financing and monitoring projects during construction and leasing.

Austin is a Central Minnesota native, growing up just south of St. Cloud in Kimball, MN. He earned his bachelor’s degree from Saint Cloud State University’s real estate program with an emphasis in commercial real estate. He’s excited about the continued growth of the Greater St. Cloud area and looks forward to playing a role in changing the landscape of the region through his work at Inventure.

JIM SCHLEPER

CHIEF OPERATIONS OFFICER

INVENTURE PROPERTIES, LLC

Chief Operations Officer and involved with Inventure since inception, Jim Schleper is responsible for our overall operations in the office and in the field. He assists with technical financing, lease negotiations and property acquisitions, as needed, and oversees project progress and billing processes. Our clients look to Jim for ongoing project updates and information, and he’s committed to delivering an exceptional development experience from project start to finish.

Born and raised in Central Minnesota, Jim is a CPA by trade, but after a short stint at Pricewaterhouse Coopers in Minneapolis, he returned to the St. Cloud area where he’s spent the majority of his career working in financial or operational roles in both construction and real estate. A proud supporter of the Central MN Habitat for Humanity Dream Circle, St. Cloud YMCA Finance Committee and Central Minnesota’s United Way, Jim is dedicated to giving back to his local community in a multitude of ways.

AMY WEISZ

ACCOUNTING AND OFFICE MANAGER

INVENTURE PROPERTIES, LLC

As the Accounting and Office Manager, Amy Weisz is the main point of contact for all day-to-day accounting and lease management functions for Inventure’s ever-evolving portfolio. From creating monthly financial statements and analysis reports to managing leases and preparing investor packets, Amy’s in-the-know about every project and tenant and is a vital player in maintaining Inventure’s accounting and operational efficiencies.

Prior to Inventure, Amy spent nearly two decades working in finance in the title insurance, manufacturing and marketing/fulfillment industries. She grew up in Zimmerman, MN, graduated from Saint Cloud State University with a B.S. in Finance and lives in rural Sauk Rapids with her husband and two young girls.

RICK BOYER

SENIOR FACILITIES ENGINEER

INVENTURE PROPERTIES, LLC

Responsible for the planning, compliance and installation of building equipment and machinery as well as the ongoing maintenance in and on the grounds of all Inventure properties, Rick Boyer is our Senior Facilities Engineer. His extensive background in facilities maintenance and repair allows him to closely monitor and manage all crews and contracts to keep every facility in pristine operating condition.

Rick came to Inventure in 2016 after owning his own service company for over 17 years and working as a Facilities Engineer for IRET and CBRE. His diverse educational background includes electrical, HVAC and plumbing, and he holds a 1st class boiler license, 1st class water treatment license, certifications for pool and spa, gas and oil and a construction electrician certification. He lives in Richmond, MN, with his wife and five children.

WENDY HULSEBUS

CONSTRUCTION COORDINATOR

INVENTURE PROPERTIES, LLC

A crucial liaison between property owners, utilities and contractors, Wendy Hulsebus is Inventure’s Construction Coordinator. As manager and planner of all Inventure construction and remodeling projects, Wendy knows the development process from top to bottom. She manages contracts and procurement, oversees contractors and implements construction best practices, in addition to leading all solar projects, including rooftop and solar farms.

Wendy’s impressive experience in the construction industry spans over 20 years. Prior to joining Inventure in 2018, she founded, developed and still currently manages Cherrywood Advanced Living, an assisted living company with five locations in Central Minnesota. She earned a Bachelor’s degree in economics from Carleton College and a MBA from Saint Cloud State University.

TONY WAYTASHEK

MAINTENANCE TECHNICIAN

INVENTURE PROPERTIES, LLC

Decades of appliance knowledge and service industry experience perfectly equips our Maintenance Technician Tony Waytashek to service our rapidly growing portfolio. Licensed by the State of Minnesota for boiler operation and certified by NRDA for refrigerant recovery, Tony is a veteran technician who specializes in both preventative maintenance and correctional repairs for a range of operational equipment.

In his previous roles at Benusa and M&H Appliance, Tony received industry awards from the PSA honoring his work as a service technician and service manager as well as for responsible safety compliance testing. He’s also completed relevant portions of the APICS accreditation program. Tony lives in St. Cloud with his wife and their two college-aged sons. The Waytasheks, alongside their business partners, also own Love and Learn Childcare Academy in St. Cloud.

JENNA HINCHEY

ADMINISTRATIVE ASSISTANT

INVENTURE PROPERTIES, LLC

Maintaining an efficient flow of services is Jenna Hinchey’s primary duty as Administrative Assistant at Inventure. Her attention to detail and ability to multitask enables her to manage the full spectrum of customer relations, assist the accounting department with billing and ensure a variety of clerical duties get accomplished to support the growth of the organization.

Jenna’s strong background in customer and administrative support is a result of working as a Call Center Representative at Bluestem, the parent company of numerous national retailers, for nearly a decade. Jenna lives in Sauk Rapids with her husband and their three children.
